Seller/Pre-Listing Inspection:
This inspection is ordered by a homeowner prior to a sale of
their home. Eventually your buyers are going to conduct an inspection.
You may as well know what they are going to find by getting there
first.
Having an inspection performed ahead of time helps in many other
ways:
1. It allows you to see your home through the eyes of a critical
third-party.
2. It permits you to make repairs ahead of time so that ...
a. Defects won't become negotiating stumbling blocks
later.
b. There is no delay in obtaining the Use and Occupancy permit.
c. You have the time to get reasonably priced contractors or
make the repairs yourself, if qualified.
3. It may encourage the buyer to waive the inspection contingency.
4. It may relieve prospect's concerns and suspicions.
5. It reduces your liability by adding professional supporting
documentation to your disclosure statement.
6. It may alert you to immediate safety issues before agents
and visitors tour your home.
Buyer Inspection:
This inspection is ordered by the potential buyer of a property.
Generally during the 10-day inspection period granted in most
Arizona Real Estate Contracts. This inspection will reveal any
findings to the buyer, and the buyer then chooses to proceed with
the sale, counter offer, or in rare cases back out of the deal.
Re-inspection:
This type of inspection is ordered when the initial inspection
is complete and the list of suggested repairs is completed. For
a much reduced cost, an inspector will come back and look over
any repairs to be sure that all are completed properly, and up
to the most current standards.
Home Preservation:
This is for the homeowner who wants to be sure that necessary
repairs/improvements are being done. Initially the home is inspected
and the full fee is charged. After the initial inspection we will
return once a year to do a complete inspection, at a significantly
reduced set-price for up to 2 years. This is geared toward the
homeowner who wants to be sure that proper maintenance is occurring.
This is a great idea for anyone!
Warranty Inspection:
This is for the smart shopper who has purchased a new home, which
is still under warranty.
We will inspect the home, and find any issues that need to be
addressed. Once we are finished, you can request the builder complete
the repairs as you are still warranted. We check things that typical
homeowner's may not be aware of.
New Construction Inspection:
This is for the smart shopper who is building or having a new
home built. For one price, an additional $50 added to the regular
home inspection cost, we will inspect the home in 3 phases (All
of the following elements of the new construction inspections
can be purchased at one time or as separate components to coincide
with the construction timeline):
1) Pre-drywall or dried-in inspection: this is an
inspection performed prior to the dry wall being installed.
It gives the inspector a good view of framing, plumbing, air
conditioning systems, and electrical.
2) Move-in inspection: this home inspection is performed
when construction is finished and ready for occupancy, but prior
to the final walk through by the builder. You get critical information
about your new home prior to closing and it gives the builder
time to make any necessary corrections before the purchase is
finalized.
3) One-year anniversary inspection: this home inspection
is performed approximately 30 days before the expiration of
the builder's one-year new home warranty. This inspection addresses
any warranty-related concerns that you may want to bring to
the builder's attention, and allows time for any necessary repairs
before the warranty expires.
With new construction inspections, you’ll know if your
new home was constructed with quality in mind, for your peace
of mind.
Home Maintenance Evaluation: A thorough visual evaluation of the
home of more than 300 items, from the foundation to the roof and
all the major systems of the house including the electrical, plumbing,
and heating/air conditioning systems. The evaluation takes approximately
2 hours depending on the size of the home.

You may pay a little more for our service, but with a huge investment
like a home, you want the best possible inspection. Repairs are

Single Family Homes (fees are approximates, determined
by specifics of the home, i.e. square footage, year built, additional
buildings, and pool/spa):
0 - 1500 square feet $275.00
1501-3000 square feet is .18 cents per square feet
Above 3000 Square feet is .15 cents per square foot
Light Commercial:
$200.00 and .18 cents per square foot
Over 20 yrs old, $75.00 in addition to square footage.
If there are more than 2 buildings there will be an additional
fee of $10 per each additional building.
Additional fees may apply for more than one detached garage, workshop,

*Applies to cancellation day of inspection, without
some prior warning of
impending problems, good communication always negates this charge.
**Verification of repairs made especially helpful
in situations where repairs are contingent for a real estate sale
to complete.
Price Quotes are subject to verification by tax
records/MLS, and in some cases by measurements at the inspection
site, prices may change when additional square footage (not previously
reported) is found, or if other items such as pools and/or spas
are present and need to be inspected.
The fee is usually the first question a buyer asks, but the inspector's
experience and certification should be the first question without
a doubt. The age and size of the home or commercial building is
the determining factor. Companies which charge very low fees are
associated with the fact they do numerous inspections per day. With
that in mind take a guess what the quality of the inspection will
be?
People generally pay a Realtor 3% of the selling price to write
a contract, which costs thousands. I inspect homes and commercial
buildings to save you thousands in repair costs.
